Two New Schools Opened in St. Johns County This Month. Verify Your Address Anyway.

On August 10, two brand new K-8 schools opened their doors in St. Johns County. Magnolia Oaks Academy in Silverleaf welcomed 1,300 students on day one. Sabal Crest Academy in Nocatee, just south of Seabrook Village, opened to more than 800.

Both are part of a rezoning that moved attendance boundaries across a chunk of the county.

If you are buying here from out of state, there is one practical takeaway, and I want to put it before everything else: verify the attendance zone for the specific address, directly with the district, at the time you are under contract. Not the listing. Not the community website. Not what the neighbor said.

Here is why that matters more in St. Johns County than almost anywhere else.

The County Rezones Because It Has To

St. Johns County added more than 69,000 residents over a five-year window and is projected to add roughly 66,000 more over the next five. Population hit 346,328 as of July 2025, growing 3.9 percent, the fastest rate of any county in Florida.

Schools have to keep pace with that, and the district’s approach has been to build new K-8 academies and redraw boundaries to fill them. A former superintendent put it plainly a few years back: rezoning is going to happen year after year because people keep moving here.

That is not dysfunction. It is arithmetic. But it means a boundary map is a snapshot, not a permanent feature of an address.

What Actually Changed for 2026-27

Magnolia Oaks Academy sits inside the Silverleaf community, adjacent to Silver Landing. It was known as School “QQ” during planning. The campus is built for roughly 1,500 students and opened with 1,300.

Sabal Crest Academy is in Nocatee, south of Seabrook Village, and was School “RR” in planning documents. It opened with over 800 students. It is the fifth school site The PARC Group has donated to the district in Nocatee, following Pine Island Academy in 2021, Palm Valley Academy in 2018, Valley Ridge Academy in 2014, and Ponte Vedra High School in 2008.

One detail worth knowing: both open as K-7 for the 2026-27 year and expand to full K-8 in 2027-28. If you have a rising eighth grader, that distinction matters this year specifically.

The rezoning that accompanied these openings touched neighborhoods across the Twenty Mile, Seabrook, and Town Center areas of Nocatee, along with communities in the Silverleaf area. The district published the community-by-community assignments when it announced the changes.

Why Listing Remarks Are Not a Reliable Source

I am not accusing anyone of bad faith. Listing remarks go stale, and in a county that redraws boundaries most years, they go stale fast.

A listing written in March may reflect a boundary that changed in a board vote in November. An agent from Duval County working a St. Johns listing may pull school information from a data feed that has not caught up. Community websites are generally accurate but usually carry a disclaimer directing you to the district, and they should.

There is also a legal dimension. Real estate agents in Florida, myself included, need to be careful about how school information is presented, because steering buyers toward or away from areas based on the characteristics of who lives there is a Fair Housing violation. The safe and correct practice, and the one I follow, is to point you to the authoritative source rather than characterize schools for you.

So my answer when someone asks me about schools is always the same. I will show you exactly where to verify it, and I will make sure the verification happens before your inspection period closes.

How to Verify an Address

Three steps, and none take long.

One. Use the St. Johns County School District’s school locator tool on stjohns.k12.fl.us. You enter the physical address and it returns the current assignment. This is the authoritative source.

Two. If the home is new construction and the address is very recent, the locator may not have it yet. Call the district’s student services office directly with the parcel information. New plats can lag the system by a cycle, and this is exactly the situation where a buyer gets a wrong answer from an automated tool.

Three. Check whether any rezoning is currently proposed for that area. The school board publishes proposed maps and holds town halls well in advance of votes. If a rezoning is in progress for the zone you are buying into, you want to know that during your inspection period, not in a letter next fall.

What This Means for Timing a Purchase

A few practical notes for relocation buyers.

If school assignment is a significant factor in your decision, build verification into your contract timeline rather than treating it as a detail. Confirm it during your inspection period, when you still have an exit.

If you are buying in a community that is still building out, understand that new schools get built as rooftops go in, and boundaries follow. That can work in your favor, a brand new campus opening two miles away, or it can mean a reassignment you did not plan for.

And if you have a child in a specific grade band, ask about phase-in. Both new academies opening as K-7 this year is a good example of a detail that only matters to some families but matters a lot to those families.

The Bigger Picture

St. Johns County School District is consistently ranked at the top of Florida’s districts on state assessments. That is a large part of why the county is growing the way it is, and the growth is why the boundaries keep moving. The two facts are connected.

For a buyer coming from a state where you pick a town and the school assignment stays put for twenty years, that is genuinely different, and it is worth adjusting your expectations rather than being surprised by it.

If you are house hunting here and want help building verification into your timeline, message me. I will make sure the address gets confirmed with the district before your inspection period runs out, and I will tell you if there is a rezoning proposal pending for the area you are looking at.
