Why This Question Comes Up
A lot of people moving to Northeast Florida start with St. Johns County.
That makes sense. It has a strong reputation, great communities, and a lot of newer homes.
But Jacksonville should not be ignored.
For some empty nesters, Jacksonville may actually be the better fit, especially if they care about convenience, shorter drives, medical access, restaurants, shopping, and being closer to work, the airport, Mayo Clinic, downtown, or the beach.
Jacksonville May Be Better If…
Jacksonville may be a better fit if you want more convenience and less driving.
It may also make sense if you prefer established neighborhoods with mature trees, bigger lots, and less of a “brand new suburb” feel.
Some buyers also like that Jacksonville can give them more options without some of the extra fees that come with certain master-planned communities.
That does not mean Jacksonville is always cheaper or better.
It just means you may have more variety.
St. Johns County May Be Better If…
St. Johns County may be a better fit if you want newer communities, newer homes, and a more suburban master-planned lifestyle.
Communities like Nocatee, SilverLeaf, Beachwalk, Rivertown, and others are popular for a reason.
They offer amenities, community events, trails, pools, and a lifestyle that appeals to a lot of relocating buyers.
Even if schools are not your main concern anymore, strong school districts can still matter for resale.
The Commute Question
For empty nesters, commute still matters.
Even if you are retired or semi-retired, you will still drive to doctors, restaurants, the airport, family, church, hobbies, and the beach.
During the work-from-home boom, some buyers moved farther out because commute did not matter as much.
That is changing.
For many buyers, being closer to the places they actually use every week is becoming more important again.
The New Construction Question
St. Johns County has been known for new construction for a long time.
But Jacksonville is starting to compete harder.
Areas like eTown, Seven Pines, and everRange are giving buyers more master-planned options inside Jacksonville.
That matters because some buyers want newer homes and amenities, but they do not necessarily want to be as far south as parts of St. Johns County.
My Take
If you are moving to Northeast Florida as an empty nester, do not pick the area based on reputation alone.
St. Johns County is excellent.
Jacksonville has more to offer than many relocating buyers realize.
The right answer depends on your daily life.
Where will you shop?
Where will you go to church?
Where are your doctors?
How often will you go to the beach?
Do you want new construction?
Do you want a golf cart lifestyle?
Do you want amenities?
Or do you want convenience and less driving?
That is the real decision.
